How did you find out about my property?We have multiple professional accounts with public information providers including the Land Registry and Ordnance Survey, enabling us to search for land and contact the legal owners. We carry out extensive searches to discover potential new opportunities. We will only contact you if there is a genuine chance of development on your land.

Is there any cost to me as a landowner?There is no cost to you as a landowner. Discovery Land & Planning will take on the financial risk to secure planning permission and you will receive your payment on completion of sale.

Thinking of developing or selling your land?Developing and selling land is a complicated business. My aim with all clients is to understand their current situation and then to explain the options available to them. Once a target is fixed, I will then plan the most appropriate route to success. I help clients navigate this path avoiding the pitfalls along the way. I am very creative and due to my wide experience in sales, land management and planning, I can find solutions to the problems that arise along the way.

How much is my land worth?Land is like any other commodity and its value is determined by market forces. The value of your land will be influenced by a number of factors and we shall provide you an offer at the earliest opportunity. We aim to maximise the value of your land by gaining the most appropriate planning permission, taking into consideration the characteristics of the site and the limitations of the planning system and delivering the right size, type and number of units to make the site commercially attractive.

What happens with my land during the process?Your land remains your property throughout the contract period. You can continue to use it as normal.

Why would I want to sell my land?For most people, selling your own property is the most tax efficient way to generate an income. When you buy a new home you must pay Stamp Duty Land Tax, however, when you sell your home (or part of it) there is no tax to pay. The returns can be staggering. There is no other way in the tax system to gain so much tax-free money. When you think of what you want in life, many things will come with a price tag. How much do you have to save, and for how long, before you can achieve your targets? Try listing all of the things that you would like to fund, they could include: reducing your mortgage or becoming mortgage free boosting your pension private healthcare providing a deposit to enable your children to buy a home private school fees loft conversion or extension helping friends and family out buying stocks and shares a new car buying a holiday home

Will there be a loss to the value of my home if I sell off part of my garden?No, there is no loss to the value of your home. The value of your home is in the home itself, not the garden. Yes, really. Take a semi-detached home for example, where both houses are identical and therefore worth the same amount of money. Except one of the houses has enough space adjacent to it to accommodate another new house. That land can be sold and the tax-free return will provide that homeowner with a huge windfall - yet the value of their property shall remain the same.

What if you fail to gain planning permission?Discovery Land & Planning will make every effort to gain planning permission, however, the planning system is uncertain and there can never be a guarantee of success. If permission cannot be delivered within the contract period, then the agreement simply expires and the company loses the funds invested.
